Get your property lease-ready with our comprehensive preparation checklist.

Preparing Your Property for Rent CHECKLIST:

MAIL
Redirect all incoming mail to your new address or provide a forwarding address for the previous tenant. This avoids any missed correspondence and ensures that any important documents reach the appropriate destination.

UTILITIES
Ensure that all utility accounts, including electricity, phone, and internet, are either transferred to the new tenant or cancelled. Water and Council Rates should remain in the owner’s name. Double-check that there are no outstanding bills and that accounts are settled to prevent any future issues.

APPLIANCE MANUALS
Gather and scan the manuals for all appliances in the property, such as the oven, dishwasher, and washing machine. Providing these to the tenant will help them operate the appliances correctly and address minor issues that might arise.

KEYS
According to legislation, each lockable door, window, and garage should have two sets of keys. One set is for the tenant, and the other is for the managing agent or office. Ensure all keys are accounted for and labeled properly to avoid confusion.

REMOTES
For automated garages and other electronic entry points, provide the tenant with an adequate number of remotes or access devices. This includes garage door remotes, swipe cards, fobs, or electronic keys. Ensure that each car space is assigned the correct number of remotes.

WALLS
Clean walls to remove any dirt, scuff marks, or stains. If there is extensive wear or damage, consider repainting to ensure the property looks fresh and well-maintained. Proper wall maintenance helps in presenting a clean and inviting space to prospective tenants.

CEILINGS & SKIRTINGS
Remove any cobwebs, dust, and marks from ceilings and skirting boards. Regular cleaning and maintenance in these areas contribute to the overall cleanliness and appeal of the property.

LIGHTS/FITTINGS
Check that all lighting fixtures are functional. Clean dust and debris from light fittings and ensure that all bulbs are working. This enhances the property's appearance and ensures that tenants have adequate lighting.

CEILING FANS
Dust and clean ceiling fan blades to improve air quality and functionality. If the fans operate via remote, ensure the remote is provided to North South Real Estate or is in working condition.

WINDOWS
Thoroughly clean windows both inside and out to improve visibility and natural light. Remove any dirt build-up from window tracks and ensure that all windows open and close smoothly.

DOORS
Inspect all doors to ensure handles are intact and secure. Clean any dirt and scuff marks from doors to maintain a polished look. Properly functioning doors contribute to a secure and welcoming environment.

FLYSCREENS
Brush and dust fly screens to remove any accumulated dirt. Repair or replace any damaged or torn screens to ensure they are functional and provide adequate protection against insects.

STOVE TOPS
Clean stove tops thoroughly, including any removable parts such as burner grates and drip trays. Ensure all parts are present and in working condition to provide a fully functional kitchen for tenants.

OVEN
Give the oven a thorough cleaning, including trays, grill racks, and any other inserts. A clean oven is crucial for attracting tenants and shows that the property is well-maintained.

RANGEHOOD
Clean the range hood, including the frames and filters. Ensure that the filters are free from grease and debris to maintain proper ventilation in the kitchen.

TOILETS
Ensure toilets are thoroughly cleaned, including the cistern, seat, bowl (inside and out), and base. A clean toilet is essential for tenant satisfaction and overall property hygiene.

LAUNDRY
Clean laundry troughs and cupboards inside and out. Ensure that the laundry area is free from dirt and grime, providing a functional space for tenants.

TILING WALL & FLOORING
Scrub and clean grout lines on tiles to remove any stains or build-up. Clean both wall and floor tiles to ensure a fresh and attractive appearance.

AIR CONDITIONING
Clean air conditioning vents and filters to ensure efficient operation. Check that the system is serviced and in good working order to provide comfort to tenants.

CUPBOARDS/DRAWERS
Clean all cupboards and drawers, both inside and outside. Ensure that they are free from dust and debris and are in good working condition.

CURTAINS/BLINDS/SHUTTERS
Dust and clean curtains, blinds, and shutters. Ensure that they are functional and in good condition, enhancing the overall appearance of the property.

GARDENS & LAWNS
Maintain gardens and lawns by mowing, trimming edges, pulling weeds, and applying fresh mulch if needed. A well-kept garden enhances curb appeal and creates a welcoming outdoor space.

GARAGE/SHEDS
Clean garages and sheds, removing dust, cobwebs, and insects. Ensure that these areas are organised and free from clutter.

BINS
Ensure that all bins are accounted for, emptied, and cleaned. Proper bin maintenance helps in maintaining hygiene and prevents unpleasant odours.

LETTERBOX
Check that the letterbox is secure, intact, and clearly numbered. Ensure it is in good condition to facilitate easy mail delivery.

FENCING & GATES
Inspect fencing and gates to ensure they are secure, intact, and clean. Ensure all gates open and close smoothly for safety and accessibility.

POOL/SPA
Clean pool and spa fencing and barriers, and ensure they meet current regulations. Service the water and clean both the interior and exterior of the pool or spa to ensure it is ready for use. Additionally, provide instructions for pool maintenance or details of your current pool service provider.
